Yes. We provide a comprehensive warranty covering structural elements, systems and finishes. It's there so that if something isn't right after you move in, there's a clear path to getting it fixed rather than a debate about whose problem it is.
How new home warranties are usually structured
New home warranty coverage is typically tiered, with different categories of work carrying different coverage periods. Broadly:
- Workmanship and finishes. The shortest window. This is the drywall seam, the sticking door, the paint touch-up.
- Systems. Plumbing, electrical and mechanical, covered for a longer period.
- Structural. Load-bearing elements, covered longest.
Manufacturer warranties on appliances, windows, roofing and mechanical equipment run separately and directly from the manufacturer, so keep the documentation you receive at closing.
What a warranty typically does not cover
- Normal wear and tear
- Damage from lack of maintenance, or from an owner or third-party modification
- Normal settling, seasonal movement of wood, and minor drywall cracking, which are expected in a first year
- Items covered by a manufacturer's own warranty
