How Do I Choose the Right Floor Plan?

A practical method for narrowing hundreds of plans down to the one that fits your life.

Start with how you actually live, not with square footage. The right plan is the one that handles your daily routine, your worst day of the year, and the version of your household five to ten years from now. Square footage is a result of those answers, not the starting point.

Work through it in this order

  1. Daily patterns. Where do you enter the house, drop your things, cook, eat, work and unwind? Most regrets trace back to the path between garage, kitchen and laundry.
  2. Household now and later. Kids at home, aging parents, guests, or a plan to stay put for thirty years all change the answer. See first-floor primary suites.
  3. How you host. Big holidays call for a different kitchen and dining relationship than takeout on a Tuesday.

Build a must-have list, and rank it

Write down everything you want, then force it into three columns: must have, would like, and nice someday. The ranking is what makes the list useful, because pricing will eventually ask you to give something up and you want that decision made calmly in advance rather than under pressure.
