How Long Does It Take to Build a New Home?

Most of our homes take 6 to 9 months from groundbreaking to completion. That's the construction window. The full journey, from your first conversation to the day you get keys, usually runs longer once you add design, pricing, financing and permitting on the front end.

The two timelines people confuse

When a builder quotes "six months," ask what's being measured. There are two clocks:

• Construction time: groundbreaking to final walkthrough. For us, typically 6 to 9 months.
• Total project time: discovery to move-in. Add the design and pricing phase, loan approval, the homesite inspection, your design center selections, and permit review before the first shovel moves.

The pre-construction stretch is the one you have the most control over. Clients who finalize selections early and come to design meetings ready to decide consistently break ground sooner.

What makes a build take longer

• Design complexity. A fully custom plan takes longer to draw, price and permit than a modification of an existing plan.
• Permitting. Review time varies by jurisdiction. See who issues your permit in Stark County and permits in Akron and Summit County.
• Site conditions. A lot needing significant grading, a long utility run, or a septic system adds time. See site preparation.
• Weather. Northeast Ohio winters affect excavation and concrete more than framing or interior work. See building through an Ohio winter.
• Changes mid-build. Every change order has a schedule cost as well as a dollar cost. See making changes during construction.
• Material and trade availability. Long-lead items like windows, cabinetry and certain appliances need to be ordered well ahead.
