Can I Customize Every Aspect of My Home?

What's genuinely customizable, what's constrained by code or site, and where the practical limits are.

Yes. From floor plans to finishes, the home is tailored to you. That's the core advantage of building custom rather than buying what someone else already decided. There are a few real constraints, and it's better to know them going in than to find them during design.

What's fully yours to decide

  • Layout. Room sizes, room count, how spaces connect, ceiling treatments, where the stairs land.
  • Exterior style. Each of our plans is offered in four exterior styles, and materials and colors are chosen from there.
  • Kitchen and baths. Cabinetry, layout, island configuration, countertops, tile, plumbing fixtures.
  • Finishes throughout. Flooring, trim, doors, hardware, paint, lighting.
  • Systems. HVAC, insulation levels, and smart home technology.
  • Future-proofing. Rough-ins for a future bath, basement finish, generator or EV charger cost very little now and a lot later.

The real constraints

  • Building code. Ohio's residential code governs egress, stairs, structure, energy and safety. See what code applies in Ohio.
  • Your lot. Setbacks, easements, width, slope and zoning can limit footprint and orientation. See evaluating a lot.
  • Community rules. If you're building in a development, deed restrictions or an architectural review can govern exterior materials, colors and rooflines.
  • Structure and physics. Spans, load paths and roof geometry can be engineered around, but engineering costs money.
  • Timing. Customization is nearly free during design and expensive during construction. See changes during construction.

The practical advice

Spend your customization energy on the things you can't change later: layout, structure, window placement, ceiling heights, stair location and rough-ins. Paint, light fixtures and even countertops can be revisited in ten years. A wall in the wrong place cannot.
