Should I Build on My Own Land or in a Community?

Both are good options. Here's what actually differs on cost, freedom, amenities and resale.

Your own land gives you space and freedom. A community gives you infrastructure, amenities and predictability. We build both ways, and the right answer depends on what you actually want out of daily life.

Building on your own land

What you get

  • More acreage, more privacy, more distance from neighbors
  • No HOA, no architectural review, no rules about your fence or your outbuilding
  • Freedom to site the house where you want it and orient it how you want
  • Room for a shop, a barn, a garden or animals, subject to zoning

What it costs you

  • Site work and utilities that a developed lot already has. See utilities

Building in a community

What you get

  • Utilities already at the lot, and typically public water and sewer
  • Roads, drainage and infrastructure already built
  • Amenities. The Sanctuary in North Canton, for example, has a clubhouse, community pool, playground, ponds and a walking path connected to the Stark Parks trail system
  • More predictable site costs
  • Neighbors, sidewalks and a neighborhood feel
  • Standards that protect what's built next door to you

What it costs you

  • Smaller lots and closer neighbors

  • Architectural review on exteriors, materials and colors
  • Construction activity nearby while the development finishes

Resale

Community homes tend to have more comparable sales, which makes appraisal and resale more straightforward. Acreage properties are more unique, which can mean a smaller buyer pool but a stronger draw for the buyers who want exactly that.

The practical question

Ask yourself what you want to do on a Saturday. If it's walk to a pool with your kids, that's one answer. If it's not see anyone, that's the other. See do I need land first? and where we build.
