What Is Included in Your New Home Building Process?
The ten stages of a Lemmon Homes build, and what you're responsible for in each one.
Our process runs in ten stages: Discovery, Design & Pricing, Financing, Purchase Agreement, Homesite Inspection, Design Center, Pre-Construction Meeting, Loan Closing, Construction, and Move-In. Every stage has a clear purpose and a clear handoff, so you always know where you are and what's next.
The ten stages
- Discovery. We get to know you, your needs, your lifestyle and your vision. See what happens in the first meeting.
- Design & Pricing. We create your plan collaboratively and produce detailed architectural drawings, then price them.
- Financing. We connect you with lenders who specialize in construction loans. See how construction financing works.
- Purchase Agreement. Scope, pricing, specifications, timeline and payment schedule get put in writing.
- Homesite Inspection. A thorough evaluation of your land before construction. See evaluating a lot.
- Design Center. You personalize interior and exterior finishes. See what a design center appointment is like.
- Pre-Construction Meeting. Final plans, timeline and last details reviewed before anything is built.
- Close On Your Loan. Financing is finalized so construction can begin.
- Construction. Our craftsmen and project managers build your home, and we keep you informed with regular updates and walkthroughs.
- Move-In. Final walkthrough, inspections cleared, keys handed over.
Where most of your decisions happen
Stages two and six. Design & Pricing sets the shape of the home and the budget; the Design Center sets how it looks and feels. Decisions made after those points become change orders, which cost money and time. See when selections have to be locked.
What we handle vs what you handle
For a stage-by-stage look at what physically happens on site, see the steps to building a house.
We handle drawings, permitting, scheduling, trades, inspections and site management. You handle lender communication, decision-making within the schedule we give you, and showing up for the walkthroughs. That's the honest split.
