What Is the First Step in Building a New Home?
How the custom home process actually begins, and what to have ready before your first conversation.
The first step is a discovery consultation with our team. It's a conversation, not a sales pitch. We talk through how you live, what you want your home to do for you, the budget you're working with, and when you'd like to be moved in. By the end of it you'll have a realistic picture of what your project looks like and what happens next.
What happens in a discovery meeting
Discovery is the first of the ten stages in our build process. We use it to understand three things:
- How you actually live. Not square footage, but whether you cook every night, work from home, host holidays, or need a bedroom on the first floor someday.
- Your site situation. Whether you already own land, have a lot under contract, are looking at a community, or haven't started looking at all. All four are normal starting points.
- Your budget and timeline. An honest number here saves months later. We would much rather tell you early that a plan needs adjusting than surprise you at pricing.
What to bring
Nothing is required, but these help:
- A rough must-have list. Even a phone note counts. See how to choose the right floor plan for what to think through.
- Photos or saved pins of homes and rooms you like.
- Any information about your lot, if you have one, including the parcel number or address.
- A pre-approval or a lender conversation if you've had one. If you haven't, that's fine, financing is stage three, not stage one.
What comes after discovery
Design and pricing. We take what we learned and either start from one of our existing house plans or draw something new, then price it so you're looking at a real number instead of a guess. From there the sequence is financing, purchase agreement, homesite inspection, design center, pre-construction meeting, loan closing, construction, and move-in.
