Building a Custom Home in North Canton, Ohio

Permits, contractor registration, and the communities where new homes are going up.

North Canton runs its own building department, so a build inside city limits permits through the city rather than through Stark County. It's also where we build in The Sanctuary.

Permits

The City of North Canton's Development Services Department, Building and Permits Division, administers the Ohio Building Code and Ohio Residential Code within the city and issues permits for new construction, additions and modifications. It manages plan review, permit issuance and code inspections for both residential and commercial work.

North Canton also requires all contractors to register with the city annually to work within city limits. That's a real requirement and a real reason to use a builder who already works here. See Ohio's licensing framework.

The Sanctuary

We build in The Sanctuary, located east of Cleveland Avenue and just south of Applegrove Street. It includes a clubhouse, community pool, playground, several ponds, and a walking path connected to the Stark Parks trail system, which links into a county-wide network of hiking, biking and equestrian trails. What to consider

  • City utilities are generally available inside city limits, which simplifies both budget and permitting compared with a rural parcel. See utilities.
  • Community standards. If you're building in a development, expect deed restrictions and possibly architectural review. See HOA rules and deed restrictions.
  • Foundations. Footings here go well below grade for frost protection, at a depth set by the local building department. See footing depth.
  • Lot availability. Ask early, since good lots in an active community go quickly and orientation matters for your plan.

Community or your own land?
